If you’re looking to buy a new home, there are five ways that we can help you, whether you’re looking for new construction or resale. The greatest part about real estate is when you can make a big difference for people by saving them money or finding them opportunities that they couldn’t on their own.

First, you need to be aware of the number of Realtors that are in the business. Some are fantastic, some are good, and some make a lot of errors. You should know that the MLS is a flawed tool that even real estate agents can fall prey to. Sometimes, for example, a house will be listed as a 3-bedroom when it actually has four, so buyers on the market will rule them out due to the mistake. We can find these errors and turn them into opportunities for you.

Especially now at the beginning of the year, sellers are getting ready to put their house on the market. Whenever they get a fair offer, they’ll take it. We network with people to find houses with the specific features buyers are looking for. As much as 10% to 20% of the time, we can find properties that aren’t even on the market yet.

Another great opportunity comes from our connections with builders. When builders open up a new section, it often has problems with momentum, perhaps due to bad marketing. Builders will sometimes offer great prices on lots just to get momentum going. Builders will also sometimes expedite sales as a section closes to get the next section going or to get out of the neighborhood.

As far as negotiations go, we’ve developed negotiation strategies to protect our buyers from sabotaging themselves. We have systems set up so that buyers won’t be in the presence of another party that’s more skilled than them.

In this market more than any other, sellers are more apt to sell their properties as-is, creating great opportunities for buyers. We have a vetted vendor list with contractors that we use, so if you’re willing to do some work to improve certain areas of the home, you can often get a great deal, even in this market. This is especially true for sellers that now have new equity but lack the cash to fix up their house.
