Rapid Change in the North Austin Real Estate Market…Again. Well here we go again.   Another market shift is underway and the tide of real estate continues to ebb and flow.  The spring brought tremendous, pent up demand for Homes.  Good properties sold almost immediately with multiple offers.  Prices were driven higher by low interest rate […]

You May Not Want to Wait Until the Spring to Sell.

Thursday, November 25th, 2010

The number of Sold Homes dropped dramatically. This statistic is misleading in my opinion. The truth of the current market is that inventories in Stone Canyon are extremely low. Demand, however, is quite strong. At this time of year most sellers are reluctant to put their homes on the market, but this might be a bad decision this year. As interest rates rise, buyers are eager to lock in rates, but there are literally no homes for them to buy in this area. We currently have dozens of Stone Canyon buyers in waiting who are watching for new properties. Unfortunately, sellers are afraid to put their homes on the market and are opting to wait until the spring.

Surprisingly despite a stable local economy, exemplary schools, and a beautiful Stone Canyon spring the demand for homes has actually gone down. All of this is despite the governments strong incentives for home buyers. At the same time demand for rental properties has increased as wary workers plan for the possibility of relocation out of the area. Buyers are concerned about putting down roots and the lack of flexibility with owning a home.

I thought it would be a good idea to see if the Tax Incentives offered by the Government have made an impact on the market in Stone Canyon. In March the number of under contract homes increased by 100% by the previous year. This is strong evidence that the tax incentives are working, however will they close! Stay tuned!
