Our market is doing exactly what it’s done for the last three years. We’re seeing restricted inventory and high demand like usual, and most of the appreciation for the year will take place during March, April, May, and June. Right now is the best time to put your home on the market.

Another great thing about the market is our local government realizes that there’s a lot of pressure on home buyers, so they are working very hard to make things more affordable. There are a lot of great buyer assistance programs out there. If you meet certain factors, such as being a first-time home buyer, veteran, or teacher, for example, there is probably a program out there that will save you thousands and thousands of dollars.

Things are also ramping up at our team. We recently hired Lisa Sexton, who will be helping buyers. Donna Garel is doing a great job getting buyers the homes that they need before those properties are even on the market. Finding properties before they become active listings is becoming a niche for us, as we have to get creative to find houses for our buyers in this market.

Sellers have to use a lot of wisdom in this market. There are many intrinsic factors that can’t be predicted and values to be interpreted. It’s not enough to understand the data, you need an experienced agent behind it. Sellers who hire someone that doesn’t understand those intrinsic values wind up selling their homes for a huge discount. Some leave as much as $50,000 on the table! This is evident when you look at the number of people flipping houses in this market.
