As we head into the fall season here in Austin, I have received a few questions about guaranteed sale programs. We don’t offer this program, but there are a lot of people who do, so we’ll cover what these programs entail.
Guaranteed sale programs are just about always too good to be true. It started with ERA real estate, who offered it as a program where they would buy your home at a discount; the only problem was you have to meet their conditions. Also, some agents have offered guaranteed sale programs with good intent; they offer to purchase the home to help their sellers out.
More often than not, guaranteed sale programs are bait-and-switch lead generation techniques used by Realtors who want you to do business with them. These programs are nearly impossible to take advantage of because there are so many conditions that need to be satisfied before you qualify. These conditions include having to sell at a discounted price, to buy one of the agent’s listings, to pay a premium commission to the agent, and to pre-inspect the house, among many others. Not only that, but you have to build in automatic price reductions as you go to sell.
As you can see, guaranteed sale programs aren’t always what they’re cracked out to be. While there are a lot of fantastic and trustworthy agents who have these programs, I just want you to be aware that there are some who aren’t as straightforward and helpful as others.
