What is the Current Austin Real Estate Market Like

What we are seeing in the market is quite interesting; due to the low inventory, the market is hot for sellers. I would even go as far as to say we are experiencing record low inventory! In most, but not all, of our neighborhoods, we are seeing less than 2-3 months’ inventory. We are seeing that the lower the price range, or the higher the affordability, the lower the inventory.

Whenever you have a low supply, prices are driven up and properties see multiple offers. Even within the last year, prices around the nation and even locally have risen significantly. Despite appreciating home values, prices are still dramatically below the appreciation trend line. This makes it a great time to buy! Because of record low interest rates, home affordability is the same as it was in 1989; your payment would be less today than if you bought in 1989!
