We are getting into the heart of the summer here in Austin and the real estate market is really heating up. In May, we saw a rapid rise in inventory, which caused the market to slow down a little bit. Since then, however, we have seen a lot more buyers enter the market.
Some of these new buyers are people that are relocating to the Austin area, but a good portion of them are homeowners who have bought in the last 3-4 years. Why are they entering the market again so soon after their purchase? They have realized that they have accrued significant equity on their home that they had not anticipated. We had not anticipated this group to come into the market, but since they have, homes are moving much faster than they had been. A lot of people are now realizing there are a lot of opportunities in buying a house and taking advantage of this market, especially if they have positive equity on their current homes.
Prices all around Austin are very affordable compared to the rest of the country. If we take a look at where the market is trending, the Austin market is still below where it should be and it’s a healthy market for buying and selling. Sellers are getting multiple offers on well priced homes and they are selling quickly.
It takes a great deal of skill to succeed in this market, because it is easy for an agent to lose track of things with all that is going on. I advise you to hire somebody with experience at handling this kind of market, you don’t want to gamble on this.
