It’s almost springtime—this is the season where houses sell, the days get longer, the grass gets greener, and the school year draws to an end. This creates an opportunity for our buyers.
Let me explain. Right now, most agents are actually preparing sellers’ homes to go on the market. That means they’re finishing up the paint, putting in counters, cleaning up the landscaping, cleaning out closets, and so on. The process of getting ready to sell takes a long time, especially for a lot of sellers who have lived in their homes for 10 to 20 years.

This time of year, a great percentage of our sales are what we call pocket listings. They’re listings that aren’t advertised yet because they’re not quite ready for the market; agents have the listing, they’re just not live on the market.
We look specifically for those types of properties for our clients. If a seller gets a fair-priced offer, even before their home has gone live on the market, they’re likely willing to take it. That way, they won’t have to go through the process of listing it every weekend and of touching it up; they can just sell it the way it is now. The buyer also gets a good deal without competing with multiple offers, and the seller feels good for getting to skip the extra work.
